Barrington Planning Board approves Dollar Tree for former Rite Aid location

misc · Meeting of February 3, 2026

NJ BARRINGTON — Barrington Planning Board approves Dollar Tree for former Rite Aid site. The board voted 6-1-2 to grant use variance, parking variance, signage variance, and site plan waiver for the discount retailer to occupy the former Rite Aid at 501 Clements Bridge Road, finding that Dollar Tree and Rite Aid serve different commercial purposes. Public comment raised concerns about parking, traffic, and duplication of discount retailers in the area, though residents in support noted the property had been vacant for five months.

The developer committed to exterior improvements, ADA-compliant walkway access, and limited hours from 8am to 10pm daily. The board also unanimously approved an accessory dwelling unit at Block 1016 Warwick and a new home at 705 Pomona.
